Confidential. Prepared exclusively for Live Oak Custom Homes.
A vision for Oso Vista76 lakeside lots, walking paths, and homes from $550,000 and up. The launch window comes once.
Executive Summary
A brand, a site, and a launch system, ready before Oso Vista breaks ground.
Live Oak builds some of the best custom homes in Corpus Christi, but the brand is split across two names, hard to find online, and not yet ready to carry the Oso Vista launch. This proposal lays out a phased build that unifies your brand, puts your homes on a website that matches their quality, captures every online lead, and stands up an AI content engine for the launch. The recommended Growth option is scoped to be live before you break ground.
Objectives
Unify the brand and own the search for "Live Oak" in Corpus Christi.
Launch Oso Vista as the established premium community.
Capture and respond to every online and out-of-town buyer.
Approach
Unify the brand and fix the name and search problem first.
Build a cinematic site with an Oso Vista section and instant lead response.
Stand up an AI content and reputation engine, then train your team.
Outcomes
One clear brand that shows up when buyers search.
A launch-ready Oso Vista presence ahead of competitors.
A lead and content system your team owns and runs.

Timeline

Next step: confirm the recommended Growth option and we begin the brand and discovery sprint.
Current Situation
Two names, a quiet brand, and a community launch on the clock.
You build at the top of the Corpus Christi market, engineer-driven quality that buyers love once they are in the home. But the brand does not yet tell that story. The company shows up as both Live Oak Construction Inc. and Live Oak Custom Homes, which splits your presence and keeps you off the first pages when someone searches "Live Oak." A buyer who does not already know you struggles to find you, and once they do, the marketing does not look like the homes you deliver.
At the same time, Oso Vista is coming. A 76-lot first section, lakes and walking paths, homes from $550,000 and up, with ground-break targeted for late summer. It is the kind of launch that defines who owns the premium new-construction story in this market, and a competitor moving up from the Valley is heading toward the same area. Right now the brand, the site, the content, and the lead follow-up are not yet set up to hit the ground running.
The core challenge: Your reputation for quality is real, but it is nearly invisible online and not yet ready to carry the Oso Vista launch.
Cost of Inaction
What Staying Still Is Costing You
Operational Consequence
New buyers who find you online, or come through an unfamiliar agent, fall through the cracks. Leads live in texts and spreadsheets, follow-up is manual, and marketing is produced one phone photo at a time.
Financial Consequence
Each Oso Vista home represents $550,000 or more in contract value. A single move-up buyer lost to a competitor with a stronger online presence is a material miss, and the launch window comes only once.
Figures reflect your stated price point, not a projection of results.
Strategic Consequence
If a competitor brands the area first, they define the premium story and Live Oak plays catch-up in its own backyard. The deeper risk is that hard-won process knowledge still lives in a few people's heads.
Why Act Now
The brand, site, and content need to be live before ground-break, not after. Starting now is what lets you launch Oso Vista as the established name, not the late arrival.
The Opportunity, By the Numbers
Where the gap is, and how we close it.
These are the levers that turn your reputation into qualified buyers. Each is a gap today, and each is something this engagement is built to close. Figures are cited industry research, not projections of your results.
50ms
for an affluent buyer to judge your site, and nearly half judge a company's credibility on its design
Lindgaard et al., Stanford
Today Your homes are among the best in the market, but the presence is split across two names, does not look like the work, and is hard to find when someone searches "Live Oak." At this price point, a presence that does not look the part loses the buyer before a conversation starts.
How we close it One unified luxury brand and a fast, cinematic site built on your homes. See the live demo we built for you at demos.kratesolutions.com/live-oak.
2 min+
visitors decide whether to stay in the first seconds; those who get past that window tend to stay two minutes or more
NN/g, Microsoft Research
Today A static, fragmented site gives a buyer no reason to stay, so most leave in the first few seconds, before they ever see a home.
How we close it A cinematic site whose motion is genuinely fun to move through. The interactivity earns those critical first seconds, then keeps buyers exploring your homes instead of bouncing, and more time on the site means more captured leads.
63%
of buyers have made an offer on a home they had not seen in person, and online is the first step in nearly every search
Redfin, NAR
Today Many of your buyers move in from out of town and start, and increasingly commit, online. If they cannot find you or fully experience your homes on a screen, they shortlist a builder who lets them.
How we close it A cinematic, immersive site and a steady stream of premium video and content, so a buyer hundreds of miles away can fall for a Live Oak home before they ever land in Corpus Christi.
21x
more likely to qualify a buyer by responding in 5 minutes than in 30, while the average business waits 42 hours
MIT, HBR
Today Inquiries live in texts and spreadsheets and follow-up is manual. At $550,000 and up per home, a single inquiry that waits is a fortune left on the table.
How we close it Instant capture with an automated reply and an AI assistant that responds in minutes and routes the buyer to the right person, the way a high-end buyer expects to be treated.
"At $550,000 and up per home, a single inquiry that waits is a fortune left on the table."
40-60%
of buyer inquiries arrive after hours, yet only 7% of companies respond within 5 minutes
Industry trends, Drift
Today Evening and weekend inquiries, often when a serious buyer is most engaged, wait until someone is back at a desk.
How we close it An AI after-hours response line that answers around the clock in your voice, then hands warm buyers to your team the next morning.
Recommended Approach
A phased build that launches Oso Vista as the established name.
This is scoped to your timeline and your readiness. We start with the high-value moves that do not depend on clean back-office data (your brand, your site, your search presence, and your content), and we audit the back office before automating it. You get visible wins fast, and a system your team can run.
We already built a cinematic demo on your own homes. Go play with it.
Unify everything under one brand, with a distinct Oso Vista community identity.
Fix the name and search problem so "Live Oak" leads to you.
Run the AI readiness check with your team and a light back-office audit, so later phases are scoped on facts.
2
Cinematic site and lead system
Weeks 3 to 8
Build a scroll-driven website that shows your homes the way they deserve, with a dedicated Oso Vista section.
Add online lead capture with instant response, so no online or out-of-town buyer slips through.
Lay the local and answer-engine search foundation tied to the new brand.
3
Content engine, reputation, and launch
Weeks 6 to 12
Stand up the AI content system that turns a locked visual style into consistent social posts, ads, and motion.
Automate review requests and on-brand responses to build and protect your reputation.
Run the Oso Vista launch and train your team to operate the whole system on their own.
Scope of Work
Exactly What You Get
Phase 1: Brand and Front-End
Brand Identity System. Resolve the two-name problem into one primary identity, refine the logo and lockups, set color, type, and usage guidelines, and create a distinct Oso Vista community sub-brand. You receive a brand guide and an asset pack you own.
Cinematic Website. A custom, mobile-first, scroll-driven site built on your real homes (Home, About and Process, Portfolio, Available Homes, Oso Vista, Reviews, Contact), fast, owned, and hosted, with lead forms and click-to-call throughout. Two revision rounds per page.
Lead Capture and Instant Response. Inquiry forms plus an automated instant reply by text and email, so every online or out-of-town buyer is answered in minutes and routed to the right person.
Phase 2: Marketing and Content
AI Content Engine. A locked environment and reference system that fixes your visual style, plus a repeatable pipeline that turns a handful of real photos into a steady stream of on-brand social posts, ads, and short motion clips formatted for each platform. You receive the system, an initial content set, and the playbook to run it.
Local and AI Search Visibility. Fix the brand-name and search problem, optimize your Google Business Profile and core listings, on-site local search, and structured data so you surface for "custom home builder Corpus Christi" and answer-engine questions. Includes a baseline ranking report.
Reputation and Reviews System. Automated, on-brand review requests after key milestones, and a response workflow (including for the occasional negative) that sounds like Live Oak, not a bot.
Oso Vista Launch Kit. The community sub-brand applied to a dedicated launch page with waitlist and reservation capture, plus a launch content set, ready before ground-break.
Phase 3: Back-Office (audit-first)
Back-Office Audit. A fixed-fee review of how leads, follow-up, and projects actually move today, including the status of your current tools. You receive written findings and a recommended pipeline and client-acquisition system, with a fixed quote for the build.
Pipeline and Client-Acquisition System (quoted after the audit). Based on the findings, a system that captures every lead, moves it through clear stages, automates follow-up and nurture, and hands a sold buyer cleanly to your construction process, with AI layered for qualification and conversation. Scope and price are confirmed by the audit.
AI Operating System (EOS). A custom operating system in the EOS style, powered by AI: a vision and traction organizer, quarterly priorities (rocks), a live KPI scorecard dashboard that shows your weekly numbers (sales, starts, cycle time, cash, reviews, and more) at a glance, an issues list, an accountability chart, and an assistant that runs your weekly leadership meeting and turns the knowledge in your team's heads into documented, searchable SOPs.
Interactive "Stand in Your Plan" Tool. Let Oso Vista buyers see the views from their own lot.
After-Hours Response Line. Capture and answer inquiries when no one is at a desk.
Across every phase: Team Enablement
Team Enablement. We train your team to run the system on your own files, so you are not dependent on us to keep it going.
We never quote the back-office blind. The back-office rehaul always begins with the fixed-fee audit. We learn how your leads and projects really move, then recommend and quote the right pipeline and client-acquisition system on facts. You decide whether to proceed with that quote.
Your Content Engine
Your content engine, shown not told.
Premium, consistent marketing does not come from phone photos taken one at a time. It comes from a locked visual system. Before we publish anything, we build an environment and design reference sheet that fixes your look: materials, palette, lighting, mood, and the architectural details that make a Live Oak home recognizable. Every image, animation, and walkthrough then renders from that same world, so your feed, your ads, and your Oso Vista launch all look like one brand. Below is a working sample we built for a Corpus Christi coastal estate in your aesthetic.
Add env-sheet-part-1.png to output/assets/live-oak/ to display this sample.
Environment and design reference sheet, Part 1: exterior hero, materials, and palette.
Add env-sheet-part-2.png to output/assets/live-oak/ to display this sample.
Environment and design reference sheet, Part 2: interiors, props, and mood.
Why this matters: This is how we turn a handful of real photos into a steady stream of luxury content, and how a single sample home can carry an entire social and launch campaign without another photo shoot.

Best for
A credible, unified presence before ground-break.
Launching Oso Vista with brand, site, and marketing working together.
Modernizing sales, marketing, and the back office in one build.
Select package
The Growth package is the recommended starting point. It is the brand, website, and front-end marketing you need for the Oso Vista launch, without committing to the back-office rehaul yet. You can add any Phase 3 item later, in any order.
Optional ongoing care (Build and Own): Care and hosting (uptime, updates, monitoring) is $500/mo if you want it. Marketing continuation, where we keep running your content, search, and reviews, starts at $1,500/mo and is easy to add after launch. Neither is required to own and run what we build.
Growth Partner
We build it and run it for you.
If you would rather not manage any of this in-house, we become your marketing department. We stand up the brand, site, and systems, then run them for you: content, search, reviews, the AI assistant, ongoing optimization, and monthly reporting. There is no large one-time build fee, and nothing for your team to operate.
Growth Partner: $5,000 to begin, then $4,000/mo on a 12-month term, continuing month to month after that. Includes the build and everything in the Growth package, run for you, with monthly reporting. After the initial term you can pause or stop with 30 days' notice.
Payment terms: Build and Own is phased, 40% to begin, 30% at the midpoint milestone, 30% at go-live. Growth Partner is the $5,000 onboarding to begin, then billed monthly in advance. All figures in US dollars.
